Home Watch & Property Maintenance Specialist
Job Type: Part-Time (guaranteed 20 hours per week minimum year-round, with up to 40 hours per week during the busier season)
Pay: $20.00 per hour

Position Overview
Riggs Request, Lake of the Ozarks’ premier personal home management and home watch company, is hiring a part-time, service-oriented professional for a hybrid field role: routine home watch visits, concierge services, and defined property maintenance tasks for luxury lake homes.

What You’ll Do
Home Watch
- Conduct scheduled home watch visits of unoccupied homes using our documented, multi-step visual checklist
- Log detailed visit reports with photos through company smart phone apps (iPhone) and communicate findings directly to the management team and Personal Home Manager
- Show a sense of urgency when a home is open to risk; observe and report conditions such as leaks, storm damage, or suspected mold
- Perform ground-level exterior storm checks following weather events
Concierge Services
- Prepare lake homes for owner arrival and close them down after departure, including seasonal winterization and summerization tasks
- Handle mail and package collection and other errand-type services in our service catalog
- Coordinate, schedule, and provide site access for vendors and contractors; communicate and troubleshoot effectively with all parties and report on work performed
- Perform boat and dock checks (observation, cleaning, and transfers) and vehicle services within our established service catalog
Property Maintenance and Cleaning
- Perform minor interior and exterior maintenance consistent with property preservation, such as fixture and bulb swaps, caulking, touch-up painting, filter changes, hardware and door adjustments, minor repairs, and seasonal upkeep
- Clean and maintain exterior spaces including decks, patios, pool areas, entryways, and outdoor furniture, including exterior cobweb, pollen, and debris removal
General
- Participate in training necessary to provide all services
- Complete tasks based on the schedule provided and work with management, homeowners, and contractors to schedule services accordingly
- Use authorized company tools, systems, and supplies to perform work as assigned
- Make necessary material purchases using a company-provided card and turn in receipts; track job-related mileage and expenses
- Perform other duties as assigned that fall within the services described in this posting
What We’re Looking For
- Uncompromising eye for detail: you notice the scratch, the leak, or the loose dock line before it becomes a disaster
- Clear, concise communication: able to outline issues and solutions via text, apps, phone, or in person
- Safety-first mindset: you will work on land, steep inclines, and around boat docks over water — safety for yourself, the team, and the property is non-negotiable
- The serious professional: self-motivated, punctual, professional in provided attire, comfortable working alone, and not afraid to get dirty
- Strong foundational knowledge of home maintenance, hand tools, and basic troubleshooting
- Confidentiality and integrity with high-profile clients’ homes and information
- Fluent with an iPhone, email, and smart phone apps; able to follow detailed, multi-step directions and juggle a changing schedule of appointments
- A clean background check, a valid driver’s license, reliable transportation (mileage fully reimbursed), and at least 18 years of age
Bonus skills and experience (not required)
- Interest or experience in home improvement, the trades, or hospitality
- Experience serving residential homes, boutique hotels, or a similar high-standard environment
Work Environment and Physical Demands
- Frequent travel between worksites in your own reliable vehicle
- Work inside and outside in all weather, including on docks, near water, and on steep lake terrain
- Stand, sit, and walk for extended periods; reach overhead and below the waist; bend, stoop, squat, kneel, and twist without assistance
- Occasionally push, pull, and lift up to 50 pounds; adequate vision and hearing
